We handle the paperwork. From planning applications to building control, we submit everything to your local council and keep it moving until you get approval. The only extras are the application fees you pay direct to the council. After that? It’s time to get building.

Once the concept is agreed, we prepare the planning set (or Lawful Development Certificate pack), including statements where useful. We coordinate any extras (heritage, trees) and handle minor revisions during the application.
After consent (or in parallel for PD schemes), we develop the building regs technical set: construction details, junctions, insulation, ventilation, fire, drainage and structural coordination. This is what builders price and build from.
We submit to Planning and Building Control (if instructed), respond to plan-check queries, and issue any tweaks required for approval. If your project triggers build-over or Party Wall processes, we can produce the required drawings/sections.
