We come to you. In under an hour, our 3D LiDAR scanner captures every detail of your home with millimetre accuracy — and you meet your designer face-to-face on the same day.

Design Meeting

On the same day as your LiDAR scan, you’ll sit down with your designer in the comfort of your own home. This is your chance to talk through your ideas, outline your requirements, and make sure we understand exactly what you want from your project. We’ll answer your questions, guide you on what’s possible, and set a clear direction for your drawings.

Drawings in 14 Days

Once you’re happy, we get to work. Your drawings are ready in just 14 days — not the months you’d wait with a traditional architect. Unlimited design changes are included in your quote, so you end up with exactly what you want.

Step 4

Approvals Sorted

We handle the paperwork. From planning applications to building control, we submit everything to your local council and keep it moving until you get approval. The only extras are the application fees you pay direct to the council. After that? It’s time to get building.

Planning Drawings

Scaled plans, elevations, sections and site plans prepared to local validation requirements. We tailor every set to the property and brief, factoring in neighbour amenity, heritage constraints, and policy so you’ve got the best chance of approval first time.

Building Regulations Plans

Building Regs-ready technical drawings: GA plans/sections, construction details, U-values, fire/escape notes, insulation build-ups, ventilation and drainage schematics. Prepared for submission to Building Control and suitable for tender/pricing.

Measured Surveys

Accurate measured surveys to form the base of all drawings. For complex properties we can scan with LiDAR and convert to precise CAD, reducing site queries and rework later.

Extensions & Loft Conversions

Thorough extension plans and layouts for single/double-storey extensions, side returns, rear infills, hip-to-gable and dormer conversions. We balance daylight, head height, stair compliance and structure to unlock the most usable space.

Our Process — From Enquiry to Approved Plans

1) Brief & Survey

We confirm your goals, constraints and budget, then complete a measured survey (or laser scan for complex geometry). You’ll get a concise brief summary before we start drawing.

2) Planning Package

Once the concept is agreed, we prepare the planning set (or Lawful Development Certificate pack), including statements where useful. We coordinate any extras (heritage, trees) and handle minor revisions during the application.

3) Building Regulations Package

After consent (or in parallel for PD schemes), we develop the building regs technical set: construction details, junctions, insulation, ventilation, fire, drainage and structural coordination. This is what builders price and build from.

4) Submission Support & Coordination

We submit to Planning and Building Control (if instructed), respond to plan-check queries, and issue any tweaks required for approval. If your project triggers build-over or Party Wall processes, we can produce the required drawings/sections.
